The phases of EDD

The environmental due diligence (EDD) is separated in two parts:

EDD phase I

A non-intrusive assessment aimed at identifying potential environmental liabilities.

Typically includes:

  • Review of historical land use and records.
  • Regulatory and permit review.
  • Site walkover and visual inspection.
  • Interviews with owners or operators.

Purpose: To identify recognized environmental conditions (RECs) and determine whether further investigation is needed.

 

EDD phase II

An intrusive investigation conducted if Phase I identifies potential risks.

Typically includes:

  • Soil, groundwater, or building material sampling.
  • Laboratory analysis.
  • Delineation of contamination.
  • Risk and cost estimation for remediation.

Purpose: To confirm the presence, extent, and severity of contamination and assess environmental and financial risk.
